Doesn’t my landlord have insurance that covers me?

No, your landlord has insurance that covers their property, not your property. If you don’t have your own renters policy and your rental is destroyed, you will lose everything. Imagine losing all your clothes, your furniture, and your electronics. It would be devastating, not to mention expensive. 

Does renters insurance have exclusions?

Yes, like most other types of insurance, renters insurance does have exclusions. It will not cover you for damage that results from flooding. It will not cover for damage due to an earthquake or sinkhole. If you own a dog that is on the list of excluded breeds, you will not be covered for liability. 

What coverage does renters insurance provide?

Renters’ insurance typically provides three types of coverage. Content, liability, and loss of use.

  • Content coverage will provide a certain amount to replace the personal items you had in your rental. You can choose the current value or replacement cost for how you will be reimbursed. It also covers your property when you travel with it. 
  • Liability protects you from the results of getting sued or having someone get injured while visiting your rental. It also covers legal fees. 
  • Loss of use will help to pay for a place to stay if your rental is damaged so badly it is not habitable.
